What moves a Coast price

Asbestos. The biggest variable on older Coast houses. Arranged through licensed removalists and priced from a survey. See asbestos removal.

Slope and rock. Hillside blocks in Terrigal, Wamberal, Avoca and Gosford's escarpment suburbs can add days of work.

Access. Long steep driveways, narrow streets, rear-of-block pools and sheds.

Construction. Double brick weighs more; two storeys means more of everything.

Disposal. Tonnage, waste mix and distance to facilities. Clean sorted loads cost less.

Trees and vegetation. Council approval, bushfire requirements, protection fencing.
