What moves a Coast price
Asbestos. The biggest variable on older Coast houses. Arranged through licensed removalists and priced from a survey. See asbestos removal.
Slope and rock. Hillside blocks in Terrigal, Wamberal, Avoca and Gosford's escarpment suburbs can add days of work.
Access. Long steep driveways, narrow streets, rear-of-block pools and sheds.
Construction. Double brick weighs more; two storeys means more of everything.
Disposal. Tonnage, waste mix and distance to facilities. Clean sorted loads cost less.
Trees and vegetation. Council approval, bushfire requirements, protection fencing.
Commonly priced separately
- Asbestos survey, removal and clearance.
- Tree removal and arborist reports.
- Retaining walls.
- Fill or contaminated soil testing and disposal.
- Council approvals and crossover permits.
- Utility disconnection fees.

Questions people ask before they commit
How much does it cost to demolish a house on the Central Coast?
As a 2026 planning guide: single-storey fibro or weatherboard $18,000 to $34,000 plus asbestos removal, single-storey brick veneer $22,000 to $40,000, double brick $26,000 to $46,000, and two-storey or steep-block houses $40,000 to $70,000 or more.
Is demolition cheaper on the Coast than in Sydney?
Often somewhat, particularly on flat blocks with good access, but not always. Steep hillside sites, long travel to disposal facilities for some locations, and heavy asbestos loads on fibro houses can make Coast jobs as expensive as Sydney ones.
What is usually excluded?
Commonly priced separately: asbestos survey and removal, tree removal and arborist reports, retaining walls, fill or contaminated soil, council approvals and crossover permits, and utility disconnection fees.
Why did my quotes differ so much?
Different scope (slab, footings, driveway, pool), different disposal assumptions, and whether asbestos was surveyed or guessed. Compare line by line rather than on the total.
