Coast jobs are different
A Sydney rate card does not survive contact with a Central Coast block. Three things change the job here.
Fibro, everywhere it is old. The Peninsula, Brisbane Water foreshores, The Entrance and the lake towns were built out with holiday houses and cheap post-war homes, and fibro was the material of choice. On anything pre-1990 the asbestos removal is planned before the demolition is priced.
Terrain. Terrigal, Wamberal, Avoca, parts of Gosford and the escarpment suburbs are steep and rocky. Sandstone, long driveways and narrow streets slow machines and trucks. The Peninsula and lakes are the opposite — flat, sandy, and sometimes low-lying.
Controls. Bushfire prone land, flood-affected land around Brisbane Water and Tuggerah Lakes, coastal hazard areas along the beaches, and council's tree controls. All of them are checked under Central Coast Council's framework before work is booked. See council and approvals.
How a job runs
- Site inspection — construction, fibro, access, slope, trees, neighbours.
- Approval pathway confirmed — complying development or development application, plus any bushfire, flood or coastal issues.
- Itemised written price — demolition, disposal, asbestos and extras on separate lines.
- Asbestos survey and licensed removal, with clearance.
- Disconnections — electricity, gas, water and sewer. On the Coast, water and sewer are Central Coast Council services rather than Sydney Water.
- Site set-up — fencing, erosion and sediment controls, tree protection.
- Demolition and sorted disposal.
- Block handed back clear and level, ready for the builder.

How much does demolition cost on the Central Coast?
As a 2026 planning guide, a single-storey fibro or weatherboard house typically runs $18,000 to $34,000 before asbestos removal, a single-storey brick house $22,000 to $44,000, and a two-storey or steep-block house $40,000 to $70,000 or more. Asbestos, access and bushfire or tree conditions are priced separately.
Is asbestos common in Central Coast houses?
Very. A large share of the Coast's older housing — especially 1950s to 1970s holiday houses on the Peninsula, around Brisbane Water and the lakes — was built with fibro. Houses built or renovated before about 1990 are surveyed first, and removal is by separately licensed asbestos removalists before demolition.
Do bushfire or flood controls affect demolition?
They can. Large parts of the Coast are mapped as bushfire prone, and low-lying land around Brisbane Water and the lakes can be flood-affected. These mainly shape what gets built next, but they can change the approval pathway, tree retention and site management, so they are checked first.
