Steep, rocky and worth it
Terrigal, Wamberal, Avoca Beach, North Avoca and Forresters Beach have some of the most valuable residential land on the Coast — much of it on hillsides above the beaches and lagoons. The typical project is a knock-down-rebuild: an older beach house or 1970s brick home replaced with a new house designed for the view.
What makes these sites hard
Slope. Driveways and blocks that challenge machines. Work often proceeds from a cut bench.
Sandstone. Footings bolted to rock, sandstone retaining walls, boulders.
Streets. Narrow and winding. Truck size, turning, parking and sometimes traffic control need planning.
Trees. Established angophoras and eucalypts, protected under council controls and often retained.
Bushfire. Hillside and bushland-edge blocks may be bushfire prone.
Coastal hazards. Beachfront lots at Wamberal and Terrigal can be affected by erosion hazard controls.

Questions people ask before they commit
Why is demolition expensive in Terrigal?
Mainly the terrain. Many blocks are steep, rocky and reached by narrow, winding streets, which limits machine size and truck access and adds rock breaking and retaining work. The house itself is often the easy part.
Are there beachfront controls at Wamberal?
Parts of the Wamberal and Terrigal beachfront are affected by coastal erosion hazards and related planning controls. Those properties should have their approval pathway and any conditions confirmed early, before design or demolition is booked.
Can old Terrigal beach houses contain asbestos?
Yes. Many mid-century holiday houses in Terrigal, Wamberal and Avoca used fibro for cladding, eaves and wet areas. Survey first; removal by separately licensed asbestos removalists before demolition.
Can the trees on my block be removed?
Only with Central Coast Council approval, and bushfire assessment may also influence vegetation. Angophoras and other established trees are common on these hillsides and many will need to be retained and protected.
