Why the Coast has so much

From the 1950s to the 1970s the Central Coast was Sydney's holiday playground, and holiday houses were built fast and cheap. Fibro — asbestos cement sheet — was cheap, light and easy to work. Whole streets on the Woy Woy Peninsula, around Brisbane Water, at The Entrance and along the northern lakes were built with it.

Many of those houses are now at the end of their life, and demolishing them means dealing with asbestos first.

The honest position

This site arranges asbestos removal through separately licensed asbestos removalists. The demolition contractor on jobs arranged here holds a demolition licence, which is a different authorisation and does not permit asbestos removal work.

The sequence

1. Survey. A competent person inspects the house and outbuildings, takes samples and has them analysed. You get a record of what, where and how much.

2. Price. The licensed removalist prices removal from the survey — a separate line from the demolition.

3. Notice. Licensed removal work generally requires notice to SafeWork NSW before it starts, managed by the removalist.

4. Removal. Friable asbestos needs a Class A licence; non-friable removal above small quantities generally needs at least a Class B licence. Material is wetted, removed intact where possible, wrapped and transported to a licensed facility.

5. Clearance. Independent inspection and, where required, air monitoring, then a clearance certificate.

6. Demolition begins.

Questions people ask before they commit

Do you remove asbestos yourselves?

No. The demolition contractor holds a demolition licence, which is not an asbestos removal licence. Asbestos removal is carried out by separately licensed asbestos removalists. This site arranges the referral and sequences the removal before demolition.

How do I know if my Central Coast house has asbestos?

You cannot tell by looking. If it was built or renovated before about 1990, have an asbestos survey done by a competent person with samples tested. Fibro cladding, eaves, bathroom and laundry linings, garages, boatsheds and fences are the usual places.

How much does asbestos removal cost on the Central Coast?

It depends on quantity, type, condition and access. Removing some eaves or a small bathroom lining may be a modest cost; removing all the cladding from a fibro house, plus an old garage and contaminated soil, can cost many thousands. It is priced by the licensed removalist from the survey.

What is a clearance certificate?

After licensed removal, an independent assessor inspects the area and, where required, conducts air monitoring, then issues a clearance certificate. Demolition or renovation work on that area should not proceed without it.

Can I remove small amounts of fibro myself?

NSW rules allow limited quantities of non-friable asbestos to be removed without a licence under strict conditions, but safe handling, wrapping and disposal rules still apply, and friable material always needs a licence. For anything connected to a demolition, use a licensed removalist.
